In idyllic market conditions, relocating internationally can be a nerve racking experience. Stressful decisions made from far away can include everything from having to make a housing choice sight unseen to selecting all new furniture and accessories to decorate living spaces. A global health pandemic unquestionably amplifies these challenges. That’s certainly been the case in the New York metro area with the circumstances created by the Coronavirus outbreak.
Fortunately, on the New Jersey Hudson River “Gold Coast,” developers of new residential properties had foresight and quickly implemented processes and procedures to ease housing searches and provide a high level of comfort to prospects relocating at this time. For example, Hoboken, NJ was the first New Jersey municipality to issue an order to shelter in place in mid-March. When social restrictions prohibiting physical interactions went into effect, 7 Seventy House, its largest new construction rental building, was well prepared to seamlessly continue its leasing program and provide potential renters all the tools to make important decisions.
The team behind the 424-home luxury building — developer Bijou Properties, its partner Intercontinental Real Estate Corporation and The Marketing Directors, the exclusive marketing and leasing agent for 7 Seventy House — had sprung into action weeks before. Already in the works was an advanced one-on-one visual presentation, with tours of model homes and its world-class amenities. Leasing agents were prepped to create informative personal Zoom prospect meetings and Facetime tours of available apartments.
These digital assets have proven to be incredibly effective and helpful to renters such as Meir Rosilio, who was relocating from Israel to Hudson County for employment in Jersey City. Mr. Rosilio had a leg up in his home search, having visited Hoboken in December and walking the mile-square City to acquaint himself with its housing stock.
“I had the most familiarity with southeast Hoboken and that’s where I originally focused my home search,” he says. “However, none of the properties really stood out.”
Working with a broker, Mr. Rosilio expanded his search, considering Park + Garden in the City’s uptown neighborhood and Avalon Hoboken on its west side. The burgeoning western edge neighborhood around Hoboken’s Monroe Center and 9th Street Light Rail would eventually become his new home when Mr. Meir discovered 7 Seventy House. His introduction to its homes, amenities and services was completely online
“The first time I experienced 7 Seventy House was through a virtual tour,” Mr. Rosilio added. “The digital presentations at other apartment buildings weren’t nearly as comprehensive. Working with the leasing team, I was able to tour the actual homes I was considering. I was pretty familiar with the layout of a one-bedroom apartment, but the video was extremely helpful in providing more insight into how much light the home had and more. It provided greater perspective to make my decision.”
The award-winning leasing team from The Marketing Directors worked remotely with Mr. Rosilio and ensured he was 100% comfortable with his decision to make 7 Seventy House home.
“When Meir contacted us we had just rolled out our virtual leasing program and he was the very first person to experience the presentation,” adds Leasing Manager Sara Madsen. “The virtual leasing process with Meir was flawless, and extremely effective. We created a custom presentation and a comprehensive approach that showcased the building in a way that gives a feeling similar to walking in and touring 7 Seventy House in person. The process also helped Meir and myself to connect, engage, and interact as if we were in person. The well thought out custom presentation along with live video interactions enabled Meir to feel comfortable and excited with his decision to apply. It was a perfect solution for not only someone who wasn’t able to walk into the building to rent during this current time, but also someone who was moving from out of the country.”
The development team behind 7 Seventy House has rolled out a new program that will donate $7.70 to one of two non-profit organizations that are working to provide Coronavirus relief in conjunction with its virtual tours. The donation will be made on behalf of every prospect and broker that participates in a digital leasing presentation at the building. What’s more, the building’s ownership will commit to matching every donation, making the total raised even greater.
The process is simple and will generate meaningful funds for either the Front Line Appreciation Group (FLAG) of HBKN and JC, a local grassroots organization that provides meals and more to doctors, nurses and medical professionals, or Feeding America, a national organization with a specific fund to help feed those throughout the country affected by COVID-19. The program will run until May 31, 2020. There is no requirement to sign a lease to generate a contribution.

7 Seventy House is a multi-faceted mix-use project that was developed in conjunction with a two-acre resiliency park donated to the City of Hoboken by Bijou Properties and Intercontinental Real Estate Corporation. The initial installation of the park included a children’s playground, a one-acre green space designed for active and passive recreation uses, a state-of-the-art 6,835 square-foot community gymnasium and infrastructure to capture over 450,000 gallons of rainwater to reduce flooding. A second phase includes a one-acre public plaza with step seating and tilted lawn panel, play sculpture and a large plaza to accommodate vendors and seasonal markets. The project is part of the larger redevelopment of Hoboken‘s once-industrial western edge into a vibrant and active pedestrian-friendly neighborhood.
“7 Seventy House provides a lifestyle unlike any other Hoboken rental building,” says Larry Bijou, managing partner of Bijou Properties. “Not only does it elevate urban living with stylish homes and a seemingly endless list of amenities, but the incorporation of public open space, plazas and park and playgrounds has created a sense of strong community that permeates throughout the building.”
7 Seventy House recently received a 2019 Excellence Award in Sustainable Development from The Urban Land Institute-Northern New Jersey (ULI-NNJ) in recognition of the responsible development tactics and smart growth practices utilized to conceptualize and complete the upscale rental building.
