FIRST MOVE-INS UNDERWAY AT BELA IN JERSEY CITY’S BERGEN-LAFAYETTE

In-Person Tours Now Available by Appointment

The first residents have begun moving into BeLa, a new luxury rental building located in Jersey City’s Bergen-Lafayette neighborhood.  The exciting milestone follows the successful launch of leasing at BeLa through 3D virtual tours which are now complemented by in-person presentations by appointment only.

Located at 74 Maple Street, BeLa is quickly drawing renters from both sides of the Hudson River with a modern residential option situated in an historic and culturally-rich neighborhood that borders Liberty State Park’s more than 1,200 acres of open space.

“We’re excited to welcome our first residents to BeLa,” said Carole Bloom, executive vice president of leasing for Halstead NJ Development Marketing, LLC, which was tapped by Golden Glades Capital Management as the building’s exclusive leasing and marketing agent. “The boutique, eight story building features just 99 residences with stylish living spaces and smartly-designed amenities that complement its charming and commuter-friendly neighborhood.  We’re also appealing to renters who are now placing more value on being the first ones to live in an apartment, as well as reside in an area with less density and more open space.  BeLa offers just that.”

HOMES

The new collection of residences is currently priced from $1,996 for one bedrooms, and $2,560 for two bedrooms. Halstead is offering an attractive promotion of up to three free months in incentives for tenants who sign leases quickly.   BeLa. residents will be the first to enjoy exquisitely-designed residences featuring keyless entry systems, stylish bathrooms with walk-in showers or soaking tubs, in-home washers and dryers, and chef-inspired kitchens with islands, custom cabinetry and stainless-steel Whirlpool appliances.  An added benefit, many of the apartments feature flexible layouts with room for a den or spacious home office

SETTING

With a WalkScore of 88, BeLa’s Bergen-Lafayette location puts residents right in the middle of a thriving community.  The newly constructed building is situated just blocks from Communipaw Avenue, the area’s business corridor that offers hip and authentic bars, eateries, shops and everyday conveniences, including The Grind Shop specialty coffee shop, Pacific Pizza, Harry’s Daughter Gastro Pub, and the 902 Brewing Company which is producing its flagship beers like Heaven, Hell or Hoboken IPA, Pale Ale True Hoboken (dubbed P.A.T.H.) and more.

Downtown Jersey City, Hoboken, and Manhattan are easily reached via the Hudson-Bergen Light Rail Liberty Park Station which is just steps from BeLa.  Four light rail stops away is the Exchange Place PATH Station, which is one stop from the World Trade Center transit hub. A quick ten-minute ride connects commuters to New York Waterway’s Paulus Hook Ferry Terminal with service to Brookfield Place, Pier 11/Wall Street and 39th Street/Hudson Yards. Nearby Route 78 provides a pathway to the Holland Tunnel, as well as points west.

For outdoor recreation, the adjacent Liberty State Park offers a green oasis in the middle of the metropolis, with more 1,200 acres of open space, a two-mile waterfront promenade, an outdoor performance area, and spectacular restaurants with sweeping views of the Hudson River, Manhattan skyline and Statue of Liberty. The park also offers a full-service marina, ferry service to Manhattan, charter boat excursions and maritime sightseeing tours.  Also anchoring the neighborhood is the Liberty Science Center with its ever-evolving interactive museum experience and the largest and most technologically-advanced planetarium in the Western Hemisphere.  Work is underway to extend Jersey Avenue which will better connect downtown Jersey City with Liberty State Park and Bergen-Layfette.

DIGITAL PRESENTATION AT 7 SEVENTY HOUSE IN HOBOKEN PROVIDES COMPREHENSIVE LEASING EXPERIENCE FOR RELOCATING RENTER

In idyllic market conditions, relocating internationally can be a nerve racking experience.  Stressful decisions made from far away can include everything from having to make a housing choice sight unseen to selecting all new furniture and accessories to decorate living spaces.   A global health pandemic unquestionably amplifies these challenges.  That’s certainly been the case in the New York metro area with the circumstances created by the Coronavirus outbreak.

Fortunately, on the New Jersey Hudson River “Gold Coast,” developers of new residential properties had foresight and quickly implemented processes and procedures to ease housing searches and provide a high level of comfort to prospects relocating at this time.   For example, Hoboken, NJ was the first New Jersey municipality to issue an order to shelter in place in mid-March.  When social restrictions prohibiting physical interactions went into effect, 7 Seventy House, its largest new construction rental building, was well prepared to seamlessly continue its leasing program and provide potential renters all the tools to make important decisions.

The team behind the 424-home luxury building — developer Bijou Properties, its partner Intercontinental Real Estate Corporation and The Marketing Directors, the exclusive marketing and leasing agent for 7 Seventy House — had sprung into action weeks before.  Already in the works was an advanced one-on-one visual presentation, with tours of model homes and its world-class amenities.  Leasing agents were prepped to create informative personal Zoom prospect meetings and Facetime tours of available apartments.

These digital assets have proven to be incredibly effective and helpful to renters such as Meir Rosilio, who was relocating from Israel to Hudson County for employment in Jersey City.  Mr. Rosilio had a leg up in his home search, having visited Hoboken in December and walking the mile-square City to acquaint himself with its housing stock.

“I had the most familiarity with southeast Hoboken and that’s where I originally focused my home search,” he says.  “However, none of the properties really stood out.”

Working with a broker, Mr. Rosilio expanded his search, considering Park + Garden in the City’s uptown neighborhood and Avalon Hoboken on its west side.  The burgeoning western edge  neighborhood around Hoboken’s Monroe Center and 9th Street Light Rail would eventually become his new home when Mr. Meir discovered 7 Seventy House.  His introduction to its homes, amenities and services was completely online

“The first time I experienced 7 Seventy House was through a virtual tour,” Mr. Rosilio added.  “The digital presentations at other apartment buildings weren’t nearly as comprehensive.  Working with the leasing team, I was able to tour the actual homes I was considering.  I was pretty familiar with the layout of a one-bedroom apartment, but the video was extremely helpful in providing more insight into how much light the home had and more. It provided greater perspective to make my decision.”

The award-winning leasing team from The Marketing Directors worked remotely with Mr. Rosilio and ensured he was 100% comfortable with his decision to make 7 Seventy House home.

“When Meir contacted us we had just rolled out our virtual leasing program and he was the very first person to experience the presentation,” adds Leasing Manager Sara Madsen.  “The virtual leasing process with Meir was flawless, and extremely effective.  We created a custom presentation and a comprehensive approach that showcased the building in a way that gives a feeling similar to walking in and touring 7 Seventy House in person.  The process also helped Meir and myself to connect, engage, and interact as if we were in person. The well thought out custom presentation along with live video interactions enabled Meir to feel comfortable and excited with his decision to apply.  It was a perfect solution for not only someone who wasn’t able to walk into the building to rent during this current time, but also someone who was moving from out of the country.”

The development team behind 7 Seventy House has rolled out a new program that will donate $7.70 to one of two non-profit organizations that are working to provide Coronavirus relief in conjunction with its virtual tours.  The donation will be made on behalf of every prospect and broker that participates in a digital leasing presentation at the building.  What’s more, the building’s ownership will commit to matching every donation, making the total raised even greater.

The process is simple and will generate meaningful funds for either the Front Line Appreciation Group (FLAG) of HBKN and JC, a local grassroots organization that provides meals and more to doctors, nurses and medical professionals, or Feeding America, a national organization with a specific fund to help feed those throughout the country affected by COVID-19.  The program will run until May 31, 2020.  There is no requirement to sign a lease to generate a contribution.

For additional information or to schedule a virtual tour of 7 Seventy House, please visit the building’s website at www.7SeventyHouse.com or call 201-795-0770.

The fast-leasing 7 Seventy House features a collection of studio, one-, two- and three-bedroom residences with open floor plans of red oak engineered wood floors and expansive windows that bathe the homes in natural light.  Kitchens feature Quartz countertops, white ceramic tile backsplashes, custom cabinetry, and a premium GE stainless-steel appliance package, with in-residence Bosch washer and dryers.  Luxury baths are outfitted with grey mineral stone tile and Moen & Kohler fixtures.

Monthly rents start in the $2,600s, with limited-time incentives that include six weeks free on a 13-month lease.  Immediate occupancy is available.

Designed by Marchetto Higgins Stieve Architects (MHS Architects), the 14-story high-rise building boasts approximately 90,000 square-feet of resort-style amenities that include a penthouse pool and roof deck with lounge seating, expansive amenity deck with BBQ stations, multiple outdoor gardens, bocce ball court, state-of-the-art multi-level gym, play room, game room, indoor bike storage, on-site dog park, dog grooming room, alcove with co-working lounge and coffee station and a conference room with access to an outdoor lounge with a fire pit.  The amenity spaces are strategically located on multiple floors with views including the Manhattan skyline. Brooklyn-based interior designer Factioned, has merchandised the amenities with chic and fashionable furnishings and appointments that blend an industrial flair with a modern lifestyle environment.

Beyond the private amenities, 7 Seventy House offers services that include a 24-hour attended lobby, Hello Alfred concierge service and covered parking.   There’s also approximately 25,000 square feet of ground floor retail space that will serve residents and the Hoboken community.

Located at 770 Jackson Street, the building is just steps from Hoboken’s 9th Street Light Rail Station and blends an upscale living experience with the convenience of quick access throughout New Jersey’s Hudson River “Gold Coast,” including Hoboken’s PATH, New Jersey Transit and Ferry terminals with service to Manhattan.  Closer to home, there’s a wide range of services and cultural attractions available in the Monroe Center, the premier arts and business community in Hoboken, which boasts artist studios, children’s activities, fitness facilities, eateries and much more.

7 Seventy House is a multi-faceted mix-use project that was developed in conjunction with a two-acre resiliency park donated to the City of Hoboken by Bijou Properties and Intercontinental Real Estate Corporation.  The initial installation of the park included a children’s playground, a one-acre green space designed for active and passive recreation uses, a state-of-the-art 6,835 square-foot community gymnasium and infrastructure to capture over 450,000 gallons of rainwater to reduce flooding.  A second phase includes a one-acre public plaza with step seating and tilted lawn panel, play sculpture and a large plaza to accommodate vendors and seasonal markets.   The project is part of the larger redevelopment of Hoboken‘s once-industrial western edge into a vibrant and active pedestrian-friendly neighborhood.

“7 Seventy House provides a lifestyle unlike any other Hoboken rental building,” says Larry Bijou, managing partner of Bijou Properties.  “Not only does it elevate urban living with stylish homes and a seemingly endless list of amenities, but the incorporation of public open space, plazas and park and playgrounds has created a sense of strong community that permeates throughout the building.”

7 Seventy House recently received a 2019 Excellence Award in Sustainable Development from  The Urban Land Institute-Northern New Jersey (ULI-NNJ) in recognition of the responsible development tactics and smart growth practices utilized to conceptualize and complete the upscale rental building.

Development Team at Hoboken’s 7 Seventy House Supports Charities Assisting Coronavirus Relief

7SeventyHouse Exterior Edit

HOBOKEN, N.J.  —  The development team behind 7 Seventy House in Hoboken, N.J. is answering a call to raise funds for charitable organizations providing critical community support and relief during the Coronavirus pandemic.

Bijou Properties and its partner Intercontinental Real Estate Corporation have rolled out a new program that will donate $7.70 to one of two non-profit organizations on behalf of every prospect and broker that participates in a digital leasing presentation at the 424-home rental building.

Under the initiative — called “Win-Win” — prospects and the brokerage community can visit the building’s website at www.7SeventyHouse.com or call 201-795-0770 to schedule a virtual tour.  At the start of a digital presentation with a live leasing agent, they can choose the charity they wish to support.  The developers, along with The Marketing Directors, the exclusive marketing and leasing agent for 7 Seventy House, will make donations for all tours conducted.  The program will run until May 31, 2020.  There is no requirement to sign a lease to generate a contribution.

“These are unprecedented times and we believe strongly that it’s important for the entire community to provide relief and support to our frontline,” says Larry Bijou, managing partner of Hoboken-based Bijou Properties.   “We’ve seen it with the large number of individuals who applaud our healthcare workers nightly and have been supporting restaurants and shops.   As a local business, we wanted to do our part by creating a program that would contribute financially to these two organizations, show frontline workers how appreciative we are and provide some level of respite to those afflicted by the disease.”

“The 7 Seventy House community of residents has such amazing civic pride — renters who have lived locally prior as well as renters who have moved here from out of the area,” adds Peter Palandjian, Chairman and CEO of Intercontinental.  “This program provides a fantastic way to create awareness of these two vital organizations for those as-yet unfamiliar with the mission as well as for prospective renters who may want to take advantage of another avenue to help in this desperate time of need. Those interested can tour a potential new home and at the same time provide much needed funds to a most worthy cause.”

7 Seventy House launched its newly produced virtual tour program to remotely accommodate prospective residents moving forward with apartment searches in today’s COVID-19 environment.   The digital presentation was introduced as soon as the City of Hoboken issued a shelter in place policy with travel restrictions and social distancing guidelines.  The creative new leasing tool provides a complete look at the building’s fully furnished model apartments and approximately 90,000 square feet of world class amenities.  The tour is part of one-on-one interactive presentations now being conducted by leasing agents through personal Zoom meetings.

Cavany Foods to open gourmet market at 235 Grand in Jersey City

235 Grand Exterior

Cavany Foods, a full-service meal preparation company that offers its customers fresh, organic food delivered directly to their front door, has signed a lease for a 1,750 square-foot space at 235 Grand in downtown Jersey City, the luxury rental building’s developers KRE Group and Ironstate Development Company announced today.

The company will utilize the space for its first ever retail location, with a gourmet market offering everything from prepared breakfast, lunch and dinner meals to coffee, desserts and other treats. The gastronomic company is relocating its existing commercial kitchen from Jersey City’s Bergen-Lafayette neighborhood to 235 Grand, where it will continue to focus on its popular home-delivery service that’s operated through an app.

“Cavany Foods is a local business with a loyal following and a high-quality product. We’re delighted to partner with them on their first retail location,” said Jonathan Kushner, president of KRE Group. “When we select a retail tenant for one of our buildings, we consider the impact it will have on our residents and the community at large.  In this case, the benefit was clear.”

Cavany Foods was founded in 2017 by Chef Alejandro Ferrer who hails from Venezuela, attended the School for Food and Hotel Management in Buenos Aires, Argentina, and today calls Jersey City home.  The modern kitchen concept became a staple at the annual Grove Street Farmers Market, and quickly built up a loyal following of patrons who responded to its variety of gourmet recipes ranging from Continental and American cuisine to delicious vegetarian, vegan and gluten-free options, as well as its sourcing of fresh, local ingredients.  It also launched a popular subscription meal delivery service, bringing hundreds of local residents “the freshness of real organic food to your door.”

With customers asking when he was going to open a brick-and-mortar location and more than 80% of its clientele coming from downtown Jersey City, Chef Ferrer decided 235 Grand was the ideal place to support both his current business model and his plans for future growth.

Chef Alejandro Ferrer

“We decided to open at 235 Grand because it is in an area with a lot of pedestrian traffic, close to the PATH and the downtown commercial district and near our existing customer base,” Chef Ferrer said.  “We also like the idea of setting up shop in a brand new building whose residents will essentially be using us like room service.  It’s the perfect location for our business to grow.”

Cavany Foods’ current app-based meal delivery service is a popular option for customers who want to eat inspired meals made with local, organic ingredients and prepared by a professional chef. Business for the company is up 50% since the beginning of the COVID-19 pandemic, according to Ferrer, with more people working from home, ordering multiple meals per day and desiring fresh, healthy food.

“We are proud to be serving the community during these challenging times and are thankful that we are able to contribute to the health and well-being of our customers in our own way,” Chef Ferrer said. “At the same time, we are planning for a brighter future. We believe our gourmet market at 235 Grand will be a popular neighborhood destination, giving us an opportunity to offer an in-store experience while also expanding our app-based, home delivery service.”

Cavany Food’s app-based service is live.  For more information, visit www.cavanyfoods.com. The company is currently offering new customers a 20% discount on their first order.

The broker for the deal was Grid Real Estate.

The LEED®-certified 235 Grand luxury rental building features 549 residences.  The 46-story building offers modern indoor and outdoor amenities, dramatic views and a convenient location within walking distance of light-rail, PATH, and NY Waterway ferry service.  More than 90% of the studios, one- and two-bedroom residences have been leased, with The Marketing Directors overseeing the successful leasing program.

295J Exterior

Leasing is underway for 295J, a new 309-unit rental building that further cements Bergen-Lafayette’s emergence as one of Jersey City’s hottest new residential destinations.

Located at 295 Johnston Avenue, 295J delivers modern residences and thoughtfully curated amenities to this historic and culturally rich community which is imbued with an existing street-art vibe. Lying just west of Downtown Jersey City, the neighborhood marries a convenient location easily accessible to Manhattan, the Hudson River waterfront and Liberty State Park with a dynamic art, dining and nightlife scene.

“We’re excited to officially open 295J in a neighborhood that has a unique character and desirable lifestyle attributes,” said David Barry, President of Ironstate Development Company, which developed 295J in partnership with Brookfield and Landmark Development.  “We expect our residents to explore and enjoy the local fabric of the neighborhood while also taking advantage of the adjacent Light Rail Station that will conveniently connect them to Downtown Jersey City and additional public transportation options into Manhattan.”

Designed by BKSK Architects in partnership with Executive Architect Kitchen & Associates, the new five-story steel-and-brick-clad building references the industrial style of the immediate area, with variations in the materials breaking the massing down to a residential scale. Inside, the interiors continue to reflect industrial cues from the neighborhood.  The lobby serves as a refined living room, where walls display large pieces of art tied back to the local artist community.  Residential corridors are softened with moments of artistic graphic wall coverings unique to each floor, and doors are accentuated with dark grey full height surrounds and pinspot lighting displaying brass apartment numbers.

A collection of stylishly appointed studios, one-, two- and three-bedroom layouts is available at monthly rents starting from $1,910. Initial occupancy is scheduled for April.   Each apartment features keyless entrance technology, large windows to maximize natural light, kitchens with modern Whirlpool appliances and Caesarstone grey countertops, in-home Whirlpool washer/dryers and individual heating/cooling systems.

Shared amenity and social spaces designed to foster natural opportunities for residents to meet and interact include an art-filled lobby with 24/7 Concierge service and Amazon lockers, a fully equipped fitness center, and The Study, a cozy resident lounge ideal for working at home.  Outside, a heavily landscaped courtyard by Belgian landscape designers at Bureau Bas Smets is home to a pool, BBQ grills, fire pits and ping pong. The pet-friendly building also features a dog-wash station and a rooftop dog run with views of Manhattan and the Statue of Liberty. Covered parking is available at ground level.

Living at 295J also means access to a thoughtful line-up of gatherings and events created and hosted by the in-house property management team. The complimentary monthly events, which will take place throughout 295J’s social spaces and off-site at local restaurants, will include pop-up style get-togethers over coffee, cocktails and food.

Residents will also appreciate 295J’s location near a number of neighborhood recreational, dining and entertainment pursuits.  The building is situated just a few blocks from Communipaw Avenue, the area’s business corridor that offers hip and authentic bars, eateries, shops and everyday conveniences, including The Grind Shop, the widely popular Pacific Pizza, Harry’s Daughter Gastro Pub, and more.  Liberty State Park is virtually 295J’s backyard, offering more than 1,200 acres of public open space, while the Liberty Science Center offers an ever-evolving interactive museum experience, the largest and most technologically advanced planetarium in the Western Hemisphere, and the innovative $280 million Sci-Tech City opening in a few years.

The neighborhood is also home to Pacific Flea, an open-air market with fine craft, antique and vintage items, live music, curated art shows, outdoor street art and rotating food trucks.  Berry Lane Park features baseball fields, tennis and basketball courts, a playground and a skate park. For convenient neighborhood exploring, a Citi Bike Station is located adjacent to the property with 22 shared bikes and direct access to Liberty State Park.  Downtown Jersey City, Hoboken and Manhattan are easily reached via the Hudson-Bergen Light Rail Liberty Park Station which is just steps from 295J.   Nearby Route 78 provides a pathway to the Holland Tunnel, as well as points west.

295J is located at 295 Johnston Avenue, Jersey City, NJ 07304.  More information can be found at www.295J.com.

235 GRAND ACHIEVES LEED® CERTIFICATION

New 549-Unit Rental Building in Downtown Jersey City Recognized for Meeting Strict Guidelines for Environmental Sustainability

235 Grand Exterior

235 Grand, the new 46-story rental building in Downtown Jersey City, has earned LEED® certification from the U.S. Green Building Council (USGBC), co-developers Ironstate Development Company and KRE Group announced today.

The honor comes seven months after the collection of 549 residences opened to the public.  More than 80% of the homes have already been leased, with The Marketing Directors overseeing the successful leasing program.

The USGBC praised the developers’ approach to implementing practical and measurable solutions aimed at creating a healthy, highly efficient, cost-saving, green building.

“LEED certification identifies 235 Grand as a showcase example of sustainability and demonstrates your leadership in transforming the building industry,” said Mahesh Ramunujam, President & CEO of the USGBC and Green Business Certification, Inc.

Designed by HLW International, 235 Grand soars 46 stories into the downtown Jersey City skyline, granting residents dramatic views of Manhattan, New York Harbor and the Statue of Liberty. An elevated suite of indoor and outdoor amenities complements the community’s collection of contemporary residences.

“Achieving LEED certification for 235 Grand reflects our vision for this building and its positive impact on Jersey City,” said Michael Barry, President and CEO of Ironstate Development Company. “We are proud to be recognized for our commitment to sustainable building practices, and are delighted that renters looking for exceptional design, modern residences, a full amenity package and a prime downtown Jersey City location continue to choose 235 Grand.”

“Our company has embraced LEED development with an ongoing commitment to sustainable design and construction,” added Jonathan Kushner, president of KRE Group. “More and more residents today are connecting with residential options that reflect their eco-friendly lifestyle without sacrificing the modern amenites and services they expect in a luxury building.  235 Grand is living up to those high expectations.”

Located just blocks from the Hudson River waterfront, 235 Grand seamlessly unites contemporary design with the neighborhood’s vibrant history while placing residents just steps from an array of exciting lifestyle needs and services.  The building offers proximity to NY Waterway and the Grove Street PATH Station with service to Lower and Midtown Manhattan, while the nearby Newark Avenue Pedestrian Plaza — Jersey City’s Restaurant Row – bustles with food, cocktails, rooftop bars and outdoor community events.

Closer to home, KRE Group and Ironstate Development selected internationally-renowned Bentel & Bentel to fashion the interior spaces and amenity suite at 235 Grand to enhance the overall residential experience.  Designed for entertainment, work and leisure, the diverse offering of amenities includes a 24-hour attended lobby, state-of-the-art fitness center, barre/yoga studio, resident lounge and numerous co-working spaces. For outdoor socializing and relaxation, the building features a landscaped roof terrace with a swimming pool, movie screen, fire pit, BBQs, showers and Wi-Fi.  A playground will keep younger residents entertained, while a dog run creates a pet-friendly environment. The building also offers bicycle and private resident storage and an enclosed parking garage.

Design excellence and functionality extend to 235 Grand’s collection of apartments as well, which features spacious studio-to-two-bedroom floor plans with light-filled living spaces. Residences also boast upscale finishes, contemporary conveniences and dramatic views.  Kitchens are outfitted with Bianco quartz countertops, herringbone mosaic backsplashes, and a stainless-steel Whirlpool appliance package.  Refrigerators offer ice-makers and dishwashers have hidden, integrated controls for a sleek aesthetic. “235 Grand’s market-leading leasing velocity stems in large part from its ability to attract local renters as well as those relocating from Manhattan, Long Island City, Queens and Brooklyn,” notes Jacqueline Urgo, president of The Marketing Directors. “Jersey City’s reputation as a destination for the arts, culture, dining and nightlife, with excellent proximity to Manhattan, is well-established and more and more people from the metropolitan area are choosing to make this their home.”

7 Seventy House to the Rescue: Hudson County Couple Finds Perfect Solution to Difficult Situation at Upscale Rental Building

Nicole Rothman and her boyfriend experienced firsthand the trials and tribulations of apartment living.  The young Hoboken, NJ couple had settled comfortably into a home in an older midtown building when unforeseen circumstances forced them to quickly ramp up a search for a new apartment within this mile-square city.

We lived in an apartment on 6th and Jefferson for about a year and had plans to stay longer,” Nicole says.  “Unfortunately, a water heater leaked in the apartment above ours. Our apartment was deemed unlivable and we had to act fast.”

The couple hastily put together a strategy and set out visiting complexes such as 1000 Jefferson, and researching options including the Juliana and Park + Garden.  They also looked at older apartments in between.  None grabbed their attention.

“We searched for about a week and laid out almost every possible option we could,” she recalls.

One option was a location familiar to Nicole from her early days as a Hoboken resident. 7 Seventy House, an upscale 424-home rental building on this Hudson County City’s emerging west side, was rising on a site Nicole had passed frequently.  The new 14-story building would become the perfect destination to rectify their challenging situation.

“We fell in love with 7 Seventy House as soon as we walked in the doors!” she exclaimed.  “My boyfriend visited first and told me I had to come back to check it out. The next day I went back. We both knew we wanted to move to the building so we scheduled a tour to walk through different layouts together.”

Developed by Bijou Properties and partner Intercontinental Real Estate Corporation, 7 Seventy House offers upscale studio, one-, two -and three-bedroom apartments and approximately 90,000 square feet of private amenities and services just steps from the 9th Street Hudson-Bergen Light Rail Station and the Monroe Arts Center.

“7 Seventy House had it all,” Nicole continues.  “After we visited the building, there was no comparison.  I unquestionably wanted to live here.”

Apartments at 7 Seventy House boast open floor plans with red oak engineered wood floors and expansive windows that bathe the homes in natural light.  Kitchens feature Quartz countertops, white ceramic tile backsplashes, custom cabinetry, and a premium GE stainless-steel appliance package, with in residence Bosch washer and dryers.  Luxury bathrooms are outfitted with grey mineral stone tile and Moen & Kohler fixtures.  A selection of homes includes private outdoor balconies and terraces up to 800 square feet.

Nicole and her boyfriend selected a well-designed one-bedroom home on the building’s northwest side.

“The floor plan is very balanced, which we really liked,” she says.  “The kitchen to living room ratio was wider and much more comfortable than in other buildings, and the layout provides ample space in the bedroom so we don’t feel crammed.”

Hotel-level services, such as the Hello Alfred concierge system, also played a key role in creating the lifestyle Nicole and her boyfriend were in search of.  There are also added conveniences such as a 24-hour attended lobby and private resident shuttle.

“I personally love the shuttle,” Nicole add.  “I use it to commute to the path every morning to get to work in lower Manhattan. I’ve found that if I take the 6:15 or 6:45 AM shuttle I can go door-to-door in 30 minutes.  It also takes me to The Bar Method location in downtown Hoboken.   Beyond that, they have little touches like the coffee machine downstairs and the partnership with Hello Alfred.  Management has also done a terrific job inviting in neighborhood retail vendors to enhance the resident experience.”

Strategically located on multiple floors with a range of views including the Manhattan skyline, the full suite of amenities at 7 Seventy House includes a penthouse pool and roof deck with lounge seating, expansive amenity deck with fire pits and BBQ stations, multiple outdoor gardens, bocce ball court, state-of-the-art multi-level gym, play room, game room, indoor bike storage, on-site dog park, dog grooming room, alcove with co-working lounge and coffee station and a conference room with access to an outdoor deck. Covered on-site parking is available.

“I can’t wait for summer so I can exclusively use the rooftop for the pool,” Nicole says.  “The views are to die for.  This has truly been the best case out of a worst scenario.”

Designed by MHS Architects, the landmark 7 Seventy House features a 14-story high rise tower with multiple terraced setbacks, a glass and brick exterior and distinctive columned entryway.  Monthly rents start in the $2,600s, with limited-time incentives that include one-month free on a 13-month lease.  Immediate occupancy is available.
