New 549-Unit Rental Building in Downtown Jersey City Recognized for Meeting Strict Guidelines for Environmental Sustainability
235 Grand, the new 46-story rental building in Downtown Jersey City, has earned LEED® certification from the U.S. Green Building Council (USGBC), co-developers Ironstate Development Company and KRE Group announced today.
The honor comes seven months after the collection of 549 residences opened to the public. More than 80% of the homes have already been leased, with The Marketing Directors overseeing the successful leasing program.
The USGBC praised the developers’ approach to implementing practical and measurable solutions aimed at creating a healthy, highly efficient, cost-saving, green building.
“LEED certification identifies 235 Grand as a showcase example of sustainability and demonstrates your leadership in transforming the building industry,” said Mahesh Ramunujam, President & CEO of the USGBC and Green Business Certification, Inc.
Designed by HLW International, 235 Grand soars 46 stories into the downtown Jersey City skyline, granting residents dramatic views of Manhattan, New York Harbor and the Statue of Liberty. An elevated suite of indoor and outdoor amenities complements the community’s collection of contemporary residences.
“Achieving LEED certification for 235 Grand reflects our vision for this building and its positive impact on Jersey City,” said Michael Barry, President and CEO of Ironstate Development Company. “We are proud to be recognized for our commitment to sustainable building practices, and are delighted that renters looking for exceptional design, modern residences, a full amenity package and a prime downtown Jersey City location continue to choose 235 Grand.”
“Our company has embraced LEED development with an ongoing commitment to sustainable design and construction,” added Jonathan Kushner, president of KRE Group. “More and more residents today are connecting with residential options that reflect their eco-friendly lifestyle without sacrificing the modern amenites and services they expect in a luxury building. 235 Grand is living up to those high expectations.”
Located just blocks from the Hudson River waterfront, 235 Grand seamlessly unites contemporary design with the neighborhood’s vibrant history while placing residents just steps from an array of exciting lifestyle needs and services. The building offers proximity to NY Waterway and the Grove Street PATH Station with service to Lower and Midtown Manhattan, while the nearby Newark Avenue Pedestrian Plaza — Jersey City’s Restaurant Row – bustles with food, cocktails, rooftop bars and outdoor community events.
Closer to home, KRE Group and Ironstate Development selected internationally-renowned Bentel & Bentel to fashion the interior spaces and amenity suite at 235 Grand to enhance the overall residential experience. Designed for entertainment, work and leisure, the diverse offering of amenities includes a 24-hour attended lobby, state-of-the-art fitness center, barre/yoga studio, resident lounge and numerous co-working spaces. For outdoor socializing and relaxation, the building features a landscaped roof terrace with a swimming pool, movie screen, fire pit, BBQs, showers and Wi-Fi. A playground will keep younger residents entertained, while a dog run creates a pet-friendly environment. The building also offers bicycle and private resident storage and an enclosed parking garage.
Design excellence and functionality extend to 235 Grand’s collection of apartments as well, which features spacious studio-to-two-bedroom floor plans with light-filled living spaces. Residences also boast upscale finishes, contemporary conveniences and dramatic views. Kitchens are outfitted with Bianco quartz countertops, herringbone mosaic backsplashes, and a stainless-steel Whirlpool appliance package. Refrigerators offer ice-makers and dishwashers have hidden, integrated controls for a sleek aesthetic. Bathrooms are adorned with Carrara marble and Kohler fixtures. All homes include washer/dryers.
Monthly net rents currently start at $2,535 for studios, from $2,750 for one-bedroom residences and from $4,265 for two-bedroom homes, with limited time incentives. Call for more details on incentives being offered.
“235 Grand’s market-leading leasing velocity stems in large part from its ability to attract local renters as well as those relocating from Manhattan, Long Island City, Queens and Brooklyn,” notes Jacqueline Urgo, president of The Marketing Directors. “Jersey City’s reputation as a destination for the arts, culture, dining and nightlife, with excellent proximity to Manhattan, is well-established and more and more people from the metropolitan area are choosing to make this their home.”
