Downtown Jersey City, NJ Rental Building Cited for Green Design
JERSEY CITY, N.J. – Madox, the 131-home eco-friendly rental building being developed by Fields Development Group in Jersey City’s historic Paulus Hook, is beginning to gain national recognition for its environmentally-conscience building practices and design and responsible approach to urban redevelopment.
The seven-story building recently received a “Gold Award” for Green Design in the 2012 Professional Builder Design Awards. The award will be presented during the International Builder’s Show taking place this January in Las Vegas.
Judge by a panel of prominent architects from around the country, the awards recognize companies and buildings that produce homes that illustrate design quality and success in the marketplace. Madox received high marks for each of the judging criteria, including Exterior Design/Curb Appeal, Interior Architecture, Sales/Marketing Success, Construction Quality/Cost Efficiency and Green Features.
“This is an outstanding tribute to our exceptional team of architects, leasing and marketing professionals and construction staff who have gone above and beyond to ensure Madox would become one of the most environmentally-friendly buildings on the market today,” says James Caulfield, Jr., a principal of Fields Development Group. “The industry recognition comes as we’re preparing for our official grand opening and reflects Madox’s strong appeal to renters looking to live in buildings which are energy efficient, sustainable and developed with its surroundings in mind.”
Madox is on schedule to earn the first LEED certification for a residential building in Jersey City. Green elements incorporated into Madox include a PV Solar Array and vegetation on the roof, electric car charging stations, and systems to reduce water consumption by over 45% and energy consumption by 14%. The building will also be under contract for at least two years to provide 35% of its electricity from renewable sources.
Madox will also boast a 100% smoke-free environment, a unique lifestyle feature that is one of the first of its kind in New Jersey and a rarity in the New York Metropolitan marketplace.
Nearly a dozen residences have already been leased at Madox during the preview period, a number that is expected to rise dramatically as the building approaches its official grand opening date. In addition to conventional leases, short-term leases with a minimum length of four months will be offered, providing a level of flexibility, in particular, to area residents who were displaced by Hurricane Sandy.
Situated at 198 Van Vorst Street in Paulus Hook, Madox will offer residents a desirable, urban neighborhood setting boasting charming tree-lined streets dotted with historic brownstones and an eclectic array of local shops and restaurants. Several waterfront marinas border the neighborhood, while nearby Liberty State Park offers a green oasis for active and passive recreation, including miles of walking, biking and jogging paths, endless open space and spectacular views of the Manhattan skyline, Statue of Liberty and Ellis Island.
“The location and proximity to Manhattan are fantastic,” says Mr. Caulfield. “PATH Trains and high speed ferry service to New York City are just a few blocks away, while the Light Rail conveniently takes riders through popular Gold Coast destinations such as Jersey City and Hoboken.”
Madox features a mix of studio, one- and two-bedroom residences with some one-and two-bedroom homes also offering dens, a significant advantage for young couples looking to start a family or single professionals hoping to add a roommate without increasing their monthly rents by fully upgrading to a larger size apartment.
Initially priced from around the $1,800s, the well-designed residences at Madox offer from 480 to1,312 square feet of luxury living space complemented by high-end amenities and finishes. Found throughout the homes are custom hardwood floors, 9’ceiling heights, washer/dryer in every home, and master baths with custom vanities and tile. Gourmet kitchens feature custom 42” cabinetry, stainless steel appliances, gas cooking, Caesarstone countertops, tile floor and backsplash, and designer lighting and fixtures.
An exciting suite of onsite amenities will help foster a close-knit, family-friendly environment. Residents will enjoy a keyless entry system, 24-hour doorman, state-of-the art gym, a lobby lounge with a library, business center and communal technology table with iPad Station, iMac and PC; and a residents’-only lounge with children’s play area, yoga room, kitchenette, two TVs and more.
Social interaction will continue outside with a landscaped courtyard featuring a children’s play area, café seating and benches; two common 8th floor terraces and a common roof deck with hammocks, natural gas fired BBQ, fire pit, lounges for sun bathing and magnificent views of NYC, the Statue of Liberty and an active marina. Valet garage parking and bicycle storage will also be available.
