7 Seventy House to the Rescue: Hudson County Couple Finds Perfect Solution to Difficult Situation at Upscale Rental Building

Nicole Rothman and her boyfriend experienced firsthand the trials and tribulations of apartment living.  The young Hoboken, NJ couple had settled comfortably into a home in an older midtown building when unforeseen circumstances forced them to quickly ramp up a search for a new apartment within this mile-square city.

We lived in an apartment on 6th and Jefferson for about a year and had plans to stay longer,” Nicole says.  “Unfortunately, a water heater leaked in the apartment above ours. Our apartment was deemed unlivable and we had to act fast.”

The couple hastily put together a strategy and set out visiting complexes such as 1000 Jefferson, and researching options including the Juliana and Park + Garden.  They also looked at older apartments in between.  None grabbed their attention.

“We searched for about a week and laid out almost every possible option we could,” she recalls.

One option was a location familiar to Nicole from her early days as a Hoboken resident. 7 Seventy House, an upscale 424-home rental building on this Hudson County City’s emerging west side, was rising on a site Nicole had passed frequently.  The new 14-story building would become the perfect destination to rectify their challenging situation.

“We fell in love with 7 Seventy House as soon as we walked in the doors!” she exclaimed.  “My boyfriend visited first and told me I had to come back to check it out. The next day I went back. We both knew we wanted to move to the building so we scheduled a tour to walk through different layouts together.”

Developed by Bijou Properties and partner Intercontinental Real Estate Corporation, 7 Seventy House offers upscale studio, one-, two -and three-bedroom apartments and approximately 90,000 square feet of private amenities and services just steps from the 9th Street Hudson-Bergen Light Rail Station and the Monroe Arts Center.

“7 Seventy House had it all,” Nicole continues.  “After we visited the building, there was no comparison.  I unquestionably wanted to live here.”

Apartments at 7 Seventy House boast open floor plans with red oak engineered wood floors and expansive windows that bathe the homes in natural light.  Kitchens feature Quartz countertops, white ceramic tile backsplashes, custom cabinetry, and a premium GE stainless-steel appliance package, with in residence Bosch washer and dryers.  Luxury bathrooms are outfitted with grey mineral stone tile and Moen & Kohler fixtures.  A selection of homes includes private outdoor balconies and terraces up to 800 square feet.

Nicole and her boyfriend selected a well-designed one-bedroom home on the building’s northwest side.

“The floor plan is very balanced, which we really liked,” she says.  “The kitchen to living room ratio was wider and much more comfortable than in other buildings, and the layout provides ample space in the bedroom so we don’t feel crammed.”

Hotel-level services, such as the Hello Alfred concierge system, also played a key role in creating the lifestyle Nicole and her boyfriend were in search of.  There are also added conveniences such as a 24-hour attended lobby and private resident shuttle.

“I personally love the shuttle,” Nicole add.  “I use it to commute to the path every morning to get to work in lower Manhattan. I’ve found that if I take the 6:15 or 6:45 AM shuttle I can go door-to-door in 30 minutes.  It also takes me to The Bar Method location in downtown Hoboken.   Beyond that, they have little touches like the coffee machine downstairs and the partnership with Hello Alfred.  Management has also done a terrific job inviting in neighborhood retail vendors to enhance the resident experience.”

Strategically located on multiple floors with a range of views including the Manhattan skyline, the full suite of amenities at 7 Seventy House includes a penthouse pool and roof deck with lounge seating, expansive amenity deck with fire pits and BBQ stations, multiple outdoor gardens, bocce ball court, state-of-the-art multi-level gym, play room, game room, indoor bike storage, on-site dog park, dog grooming room, alcove with co-working lounge and coffee station and a conference room with access to an outdoor deck. Covered on-site parking is available.

“I can’t wait for summer so I can exclusively use the rooftop for the pool,” Nicole says.  “The views are to die for.  This has truly been the best case out of a worst scenario.”

Designed by MHS Architects, the landmark 7 Seventy House features a 14-story high rise tower with multiple terraced setbacks, a glass and brick exterior and distinctive columned entryway.  Monthly rents start in the $2,600s, with limited-time incentives that include one-month free on a 13-month lease.  Immediate occupancy is available. The Marketing Directors is the exclusive leasing and marketing agent.

7 Seventy House is a multi-faceted mix-use project that was developed in conjunction with a two-acre park donated by Bijou Properties and Intercontinental Real Estate Corporation to Hoboken.  The initial installation of the park open this summer and includes a children’s playground, a one-acre green space designed for active and passive recreation uses, a state-of-the-art 6,835 square-foot community gymnasium and infrastructure to capture over 450,000 gallons of rainwater to reduce flooding.  A second phase is expected to open shortly and will include a one-acre public plaza with step seating and tilted lawn panel, play sculpture and a large plaza to accommodate vendors and seasonal markets.   The project is part of the larger redevelopment of Hoboken‘s once-industrial western edge into a vibrant and active pedestrian-friendly neighborhood.

7 Seventy House recently received a 2019 Excellence Award in Sustainable Development from The Urban Land Institute-Northern New Jersey (ULI-NNJ) in recognition of the responsible development tactics and smart growth practices utilized to conceptualize and complete the upscale rental building.

Jersey City Mayor Steven Fulop recently joined officials from BNE Real Estate Group, Hoboken Brownstone Company and McKinney Properties to officially grand open The Enclave, a new collection of 260 luxury apartments and resort-style amenities in one of the city’s hottest new neighborhoods.

With the cut of a ceremonial ribbon, Mayor Fulop, fellow municipal officials, local dignitaries and development principals celebrated the addition of The Enclave’s upscale residences and more than 40,000 square feet of indoor and outdoor amenities to the burgeoning Jersey City neighborhood along the Hoboken border. Located at 675 Monmouth Street, the Minno & Wasko-designed building, with its modern interior aesthetic and endless social spaces that encourage resident interaction, complements the neighborhood’s existing mix of retail, dining and cultural attractions while offering a convenient launching point to Manhattan and all that downtown Jersey City and Hoboken have to offer.

“The opening of the Enclave is exciting for Jersey City as the new addition enhances the rapidly growing neighborhood where the City borders Hoboken,” said Mayor Steven Fulop. “The transformation of this land, from part of the Van Leer Chocolate Factory to new modern apartments, is a testament of our commitment to enhancing quality of life in every corner of this great City. This project was not only a major overhaul of this site, but it also creates jobs and entices people to consider calling Jersey City home.”

The Grand Opening event, which took place on the six-story building’s magnificent rooftop amenities terrace with the New York City skyline serving as a dramatic backdrop, occurred one month after the developers launched leasing at The Enclave. Renters have responded enthusiastically to the new lifestyle offering, with a number of residents having already moved in. The Marketing Directors is the building’s marketing and exclusive leasing agent.

“This former industrial neighborhood has quickly transformed into Jersey City’s newest live/play environment,” said Jonathan Schwartz, a partner at BNE Real Estate Group. “The Enclave takes full advantage of its convenient location, which is enhanced by our complimentary shuttle service to the Hoboken PATH Station, yet offers residents a more private setting with welcomed outdoor open space. Inside, we’ve delivered stylish homes and a creative offering of amenities that focuses on fun.”

Bijou Properties Reports Development Progress at VIA Lofts Luxury Condos in Uptown Hoboken

Checking in on this upcoming Hoboken project …

Bijou Properties is applying the finishing touches on the exterior façade of VIA Lofts, bringing into focus its latest sustainable luxury condominium building in uptown Hoboken, N.J.

Installation of the brick skin of the six-story building is almost complete, providing a first-hand look at how Bijou Properties is utilizing high quality eco-friendly and visually attractive materials to create a modern residential landmark at 1410 Grand Street.   The latest project in the Hoboken, N.J.-based developer’s portfolio of high-performing green buildings, VIA Lofts is registered for LEED Platinum certification from the U.S. Green Building Council.

Designed by MHS Architects, VIA Lofts features a distinctive multi-colored red and grey VIA Lofts Constructionbrick exterior with oversized windows to blend seamlessly into its neighborhood streetscape.  The top penthouse floor adds to the architectural asset with an aluminum composite, a visually stunning metal finish that continues to waterfall down the edge of the façade into a board-form concrete finish.

“We’ve taken great strides to ensure that VIA Lofts is built with the finest products and the exterior vividly illustrates how we carefully selected high-end materials to deliver a luxury, environmentally-conscience condo building to Hudson County,” says Christopher Mazzola, Development Manager for Bijou Properties.

“For example, in today’s urban market the exteriors of many new multi-family projects are finished with brick panel siding.  At VIA Lofts, we laid traditional brick which is extremely eco-friendly and provides better weather prevention, temperature control and ease of maintenance.

Aesthetically, despite being hot out of the oven, the specially treated masonry bricks have the distinguished appearance of brick already aged 100-plus years.  The end result is a building that’s not only highly-efficient, but also stylish and contemporary.  VIA Lofts is sure to be a residential address buyers are proud to call home.”

The near completion of the exterior is not the only development progress being reported at the six-story building.  Many of the interior spaces at VIA Lofts are taking shape, including the dramatic two-story lobby that will welcome residents.

VIA Lofts will feature lavish two-and three-bedroom homes ranging from 1,186 to 1,495 square-feet of luxury living space.  Initial occupancy is expected in late fall.

Sophisticated finishes and appointments found throughout the homes at VIA Lofts include 11’ foot loft ceilings, high-performance Miele appliances, oversized windows and wide-plank oak flooring.  Select homes will offer private terraces.

Residents will enjoy a host of desirable building amenities and services, such as a state-of-the-art fitness center, private club room, landscaped amenity terrace with 42” lynx grilling area, and private parking garage.  There will also be 1,930 square-feet ground floor retail space.

Irene Perello of Hudson Place Realty is handling sales and marketing for VIA Lofts.

VIA Lofts is the latest collection of premium, “green” residences developed by Bijou Properties in Hoboken.   The building is being built in accordance with the USGBC’s LEED guidelines for developing high-performance, sustainable buildings which incorporate responsible site development, energy efficient design and ecological-friendly materials to create environmentally-sensitive urban living environment.

As recognition for its dedication to building responsible homes and buildings, Bijou Properties recently received a 2018 “Smart Growth” award for creating an iconic, mixed-use development in an emerging neighborhood in Hoboken. New Jersey Future, a non-profit organization that promotes responsible land-use policies, named the developers 424-unit 700 Jackson Street rental building one of the recipients of its prestigious annual award.

Former Hoboken Renter Escapes to Luxury Living at Soho Lofts in Downtown Jersey City

Soho Lofts Lobby wallA modern and upscale housing stock, energetic and trendy local scene and easy access to Manhattan have all combined to place Jersey City atop the list of most desirable Hudson River waterfront communities for today’s renting public.

Fueling the meteoric rise of this New Jersey Gold Coast city has been a growing movement to escape the aging apartment inventory and high rental prices of mainstay waterfront markets such as Hoboken and head to Jersey City where brand new luxury buildings feature apartments with more space, better amenities, and attractive pricing.

Nowhere is this trend more evident than at Soho Lofts, a collection of 377 upscale apartments in Jersey City’s SoHo West Community, an industrial-inspired neighborhood of loft-style homes, amenities and services being developed by Manhattan Building Company on the Hoboken border.  Over 75% of the rental homes at Soho Lofts have been leased, with more than 30% of its residents moving from areas such as Hoboken, Weehawken, Bayonne and North Bergen.

Lauren Stallone, a young professional who had been living with her boyfriend in uptown Hoboken, typifies the migration to affordable rental luxury at Soho Lofts.

“I was living in an older walk-up apartment on Hoboken’s Washington Street,” Ms. Stallone says.  “The home was in need of serious repair and lacked any sort of convenience.  There was no washer/dryer, no central air and no dishwasher.  It was a small unit with only 550 square-feet of space. We were paying a fortune for practically nothing and it was time for a move.” Continue reading

Fresca Gourmet Signs 5,000 Square Foot Lease in Jersey City’s Soho West Neighborhood

300 Coles StreetA gourmet community market and deli will be the next retailer to add its name to the vibrant mix of neighborhood-centric shops, services, restaurants and conveniences in Jersey City’s SoHo West (south of Hoboken, west of New York City) Community.

Fresca Gourmet has signed a lease to occupy 5,000 square-feet of ground floor retail space at 300 Coles Street within the new and emerging community on Jersey City’s Hoboken border.  The popular market offers hot food, deli sandwiches, wraps, salads, prepared meals, and a host of everyday groceries.

Scheduled to open in fall, 2018, Fresca Gourmet will join a list of prominent retailers already open and available to residents of the SoHo West Community, including an 8 Springs Studio, a Pilates and Yoga studio; Viaquenti Academy, a bilingual pre-school; Brewshot, a coffee shop/bar and restaurant, Cycle Mix, a spin cycle establishment, and Art House Productions, a non-profit arts facility that includes a 99-seat black box theatre.

The SoHo West store will be the second Jersey City location for Fresca Gourmet, following in the footsteps of its grocery and deli at 115 Town Square Place in the downtown Newport neighborhood. As one of the fastest growing new development communities in Hudson County, SoHo West presented the owners of Fresca Gourmet with a prime opportunity to expand its business to an up-and-coming neighborhood of luxury homes and services that’s in close proximity to its original location.

The brainchild of developer Manhattan Building Company, SoHo West is a vibrant new neighborhood of oversized residences in highly-amenitized, mixed-use buildings on the border of Jersey City and Hoboken.    Its current offering, Soho Lofts, is the third residential building to be introduced in the community.  More than 75% of the 377 rental units at Soho Lofts have been leased since its late fall launch.
