The New York City Metro Area Offers Countless Options for Apartment Seekers. Here’s a look at How Former New York City Renters Found Luxury, Value at Hudson County’s 7 Seventy House

The lure of luxury New York City apartment living isn’t always what it seems.  Strong demand has the Manhattan rental market surging, and with escalating prices come high expectations for homes of distinction, high quality service and an elevated lifestyle.  Unfortunately, expectations fell short for Patrick Troy and his roommate, who were renting a two-bedroom apartment in a pre-war building undergoing renovations in SoHo.

“We were promised the moon from the management company and most of it ended up being false,” Patrick said.  “We were paying full price for an extremely incomplete project.  For example, we were promised a laundry room, two outdoor spaces, and closets when we signed our lease.  One year later, none of this happened or is even on the horizon.”

With his initial one-year lease coming to an end, Patrick and his roommate began to look at new Manhattan rental options, including homes at 123 West 23rd Street in Chelsea and 15 Cliff Street in FiDi.

“The buildings were fine but I wasn’t in love with them,” Patrick recalls.  “For the amount of money I’d be spending, I wanted to feel great about where I was living.  I didn’t feel great about the value of these two properties.”

A month into the search, Patrick got word of a brand new upscale rental building that recently opened just across the Hudson River in Hoboken, N.J from a college friend who had just moved in.  The building – 7 Seventy House – had everything they wanted and

provided a tremendous amount of value, particularly compared to the New York City market.  Developed by Bijou Properties with partner Intercontinental Real Estate Corporation, 7 Seventy House features 424 studios, one-, two- and three-bedroom residences and 90,000 square-feet of world-class amenities and services.

“The value at 7 Seventy House is incredible,” Patrick explains.  “Our apartment is huge and beautiful.  I’ve never even fathomed having a walk-in closet in Manhattan.  The amenities are tremendous.  Hello Alfred, your own personal butler, is included with 7 Seventy House.  The two-story gym and shuttle to the PATH are perfect.  The rooftop is about as good as it gets.  I can’t wait to grill up there.”

Patrick and his roommate would rent an expansive two-bedroom residence at 7 Seventy House with Manhattan views.

“I love how wide open and spacious the floorplan is,” he continues.  “The bedrooms are large.  In fact, the walk-in closet is the same size as the bedroom in my SoHo apartment.  I also love the kitchen island.  The living room has huge windows that face the entire skyline of Manhattan.  The views are great.”

7 Seventy House features one of the most comprehensive package of world-class amenities.  Strategically located on multiple floors with views of the Manhattan skyline, the full suite of amenities includes a penthouse pool and roof deck with lounge seating, 7 Seventy House Poolexpansive amenity deck with fire pits and BBQ stations, multiple outdoor gardens, bocce ball court, state-of-the-art multi-level gym, play room, game room, indoor bike storage, on-site dog park, dog grooming room, alcove with co-working lounge and coffee station and a conference room with access to an outdoor deck.  Additionally, the community features a 24-hour attended lobby, Hello Alfred concierge service and covered parking.

“All of the amenities are incredible,” Patrick said.  “7 Seventy House went way above and beyond to ensure they are the best luxury apartment complex in Hoboken.”

7 Seventy House is located at 770 Jackson Street on Hoboken’s fast emerging west side.  The building is just steps from the 9th Street Hudson-Bergen Light Rail Station and the Monroe Center for the Arts.  The area has experienced a lifestyle upswing in recent years with a vibrant new mix of retail, dining, parks and public amenities complementing its access to public transportation.

“The neighborhood is awesome,” says Patrick. “There are great bars and restaurants right around the corner.  There’s also incredible parks to play basketball within five minutes. Previously, I had a three minute walk to work as a commute.  That was the biggest thing to give up, but 7 Seventy House made this as easy as possible.  They have a shuttle that runs to the PATH every 15 minutes.  There are other options available as well.  The light rail stops right across the street from the building, and I love that Hoboken has Lime scooters everywhere.”

Designed by MHS Architects, the landmark 7 Seventy House features a 14-story high rise tower with multiple terraced setbacks, a glass and brick exterior and distinctive columned entryway.  Well-appointed homes are priced from the $2,300s, with opening incentives that include one-month free on a 13-month lease.  Apartments feature open floor plans with red oak engineered wood floors and expansive windows that bathe the homes in natural light.  Kitchens boast Quartz countertops, white ceramic tile backsplashes, custom cabinetry, and a premium GE stainless-steel appliance package, with in residence Bosch washer and dryers.  Luxury baths are outfitted with grey mineral stone tile and Moen & Kohler fixtures.  A selection of homes includes private outdoor balconies and terraces up to 800 square feet.

bwe kafe to Open Third Hudson County Coffee Shop in Neighboring Hoboken

bwe kafe is prepping to open its third coffee shop in Hudson County.  The neighborhood café and gathering space, which has locations at 140 River Drive South in downtown Jersey City and 1002 Washington Street in Hoboken has signed a lease to occupy 1,904 square feet of street-level retail space at the six-story Edge Adams building located at 1405 Adams Street in Hoboken.

Named bwè Kafe North End, the new outpost will introduce new design elements and features not found at other locations to create a higher level of social engagement and provide expanded service.  The multi-level space will feature a central mezzanine to foster a communal vibe.  An extended bar with an open kitchen will allow for larger food service.  Portions of the interior space will have distinct and unique design motifs and merchandising to better promote neighborly interaction.

The new location within Bijou Properties’ 34-unit Edge Adams luxury rental building that is registered for LEED Platinum certification from the U.S. Green Building Council (USGBC) marks the latest example of the proliferation of residential, retail, dining and entertainment options in uptown Hoboken which is creating a vibrant, urban neighborhood destination.

“There’s been a lot of exciting development happening in Hoboken’s north end,” commented bwé kafe owner Dale Mori-Ryan.  “We were fortunate enough to be a part of multiple pop-ups with Hudson Table and we became more aware of the growth and excitement in this area.  We wanted to participate in the growth with a more permanent location and Edge Adams was the ideal address.

“We love being surrounded by so many other spaces that are supporting the arts,” she continues.  “Hoboken’s only movie theater is directly across from us and the Mile Square Theater is steps away. We also love that the building is on pace to be LEED Certified.  We’re constantly trying to think of ways to become more sustainable as a coffee shop and as individuals. We offer compostable utensils, sell reusable straws, try to promote multi-use cups instead of single use ones and try to limit our waste. Being in a LEED Certified building is very special to us.”

It’s no coincidence that Bijou Properties also targeted bwé kafe for its thoughtfully-curated retail mix in the neighborhood as the two locally-based entities share a community-minded philosophy as part of their DNA.

“We’re a Hoboken company that is fully invested in the quality of life for its residents, now and in the future,” said Bijou Properties’ Managing Partner Larry Bijou.   “We continually strive to provide neighborhood amenities and services that complement our residential components and significantly contribute to the community-at-large.  We’re incredibly excited to be bringing bwè Kafe North End to Edge Adams and to deliver a new retail destination in this neighborhood.  It’s a perfect partnership between two like-minded businesses that share a vision for creating an eco-conscious living environment for all to enjoy.”

For over a decade, Bijou Properties has been introducing residential and commercial buildings in uptown Hoboken — all developed responsibly and with much-needed supportive retail and services. Its Park + Garden rental building located at 1450 Garden Street is home to the Elysian Charter School and the developer introduced Garden Street Mews, a cobblestone and tree-lined mews zoned for pedestrian use only where its sponsors the annual outdoor Garden Street Farmers Market.  Of recent note, Bijou Properties completed a 40,000 square-foot retail/recreation/office building located at 333 15th Street which includes tenants Orale, West Elm, SLT, and The Gravity Vault, Hudson County’s first rock climbing gym.

All of its properties have received or registered for LEED certification from USGBC, meaning they have been developed under strict guidelines to result in healthy, highly-efficient and cost-saving green buildings that dramatically reduce the impact on the surrounding neighborhood and environment.

Likewise, bwé kafe is driven by a mission of serving both its immediate and extended community.  Locally, its retail spaces host monthly open mic nights, collaborations with local vendors, showcases with local artists, open workshops and community events and fundraisers.

Globally, it partners with the non-profit ‘Love for Haiti,’ an organization which strives to improve life, opportunity, verse, and education in that nation.  Through this program, bwe kafe supports the art and music departments in two schools outside of Port au Prince via donations gathered in its coffee shops.  The monetary proceeds go to the tuitions of students for higher education.

“Our baristas and friends of the coffee shop visit the schools once or twice a year to deliver musical donations, laptops and art supplies, and meet with the students that are the beneficiaries of the scholarships,” Mrs. Mori-Ryan said.   “At home, we have great plans to expand our community collaborations in the new space.”

Edge Adams is the second boutique building in Bijou Properties’ Edge Lofts apartment portfolio, following Edge Clinton, a 35-unit rental at 1405 Clinton Street.

Bijou Properties Reports Development Progress at VIA Lofts Luxury Condos in Uptown Hoboken

Checking in on this upcoming Hoboken project …

Bijou Properties is applying the finishing touches on the exterior façade of VIA Lofts, bringing into focus its latest sustainable luxury condominium building in uptown Hoboken, N.J.

Installation of the brick skin of the six-story building is almost complete, providing a first-hand look at how Bijou Properties is utilizing high quality eco-friendly and visually attractive materials to create a modern residential landmark at 1410 Grand Street.   The latest project in the Hoboken, N.J.-based developer’s portfolio of high-performing green buildings, VIA Lofts is registered for LEED Platinum certification from the U.S. Green Building Council.

Designed by MHS Architects, VIA Lofts features a distinctive multi-colored red and grey VIA Lofts Constructionbrick exterior with oversized windows to blend seamlessly into its neighborhood streetscape.  The top penthouse floor adds to the architectural asset with an aluminum composite, a visually stunning metal finish that continues to waterfall down the edge of the façade into a board-form concrete finish.

“We’ve taken great strides to ensure that VIA Lofts is built with the finest products and the exterior vividly illustrates how we carefully selected high-end materials to deliver a luxury, environmentally-conscience condo building to Hudson County,” says Christopher Mazzola, Development Manager for Bijou Properties.

“For example, in today’s urban market the exteriors of many new multi-family projects are finished with brick panel siding.  At VIA Lofts, we laid traditional brick which is extremely eco-friendly and provides better weather prevention, temperature control and ease of maintenance.

Aesthetically, despite being hot out of the oven, the specially treated masonry bricks have the distinguished appearance of brick already aged 100-plus years.  The end result is a building that’s not only highly-efficient, but also stylish and contemporary.  VIA Lofts is sure to be a residential address buyers are proud to call home.”

The near completion of the exterior is not the only development progress being reported at the six-story building.  Many of the interior spaces at VIA Lofts are taking shape, including the dramatic two-story lobby that will welcome residents.

VIA Lofts will feature lavish two-and three-bedroom homes ranging from 1,186 to 1,495 square-feet of luxury living space.  Initial occupancy is expected in late fall.

Sophisticated finishes and appointments found throughout the homes at VIA Lofts include 11’ foot loft ceilings, high-performance Miele appliances, oversized windows and wide-plank oak flooring.  Select homes will offer private terraces.

Residents will enjoy a host of desirable building amenities and services, such as a state-of-the-art fitness center, private club room, landscaped amenity terrace with 42” lynx grilling area, and private parking garage.  There will also be 1,930 square-feet ground floor retail space.

Irene Perello of Hudson Place Realty is handling sales and marketing for VIA Lofts.

VIA Lofts is the latest collection of premium, “green” residences developed by Bijou Properties in Hoboken.   The building is being built in accordance with the USGBC’s LEED guidelines for developing high-performance, sustainable buildings which incorporate responsible site development, energy efficient design and ecological-friendly materials to create environmentally-sensitive urban living environment.

As recognition for its dedication to building responsible homes and buildings, Bijou Properties recently received a 2018 “Smart Growth” award for creating an iconic, mixed-use development in an emerging neighborhood in Hoboken. New Jersey Future, a non-profit organization that promotes responsible land-use policies, named the developers 424-unit 700 Jackson Street rental building one of the recipients of its prestigious annual award.

Former Hoboken Renter Escapes to Luxury Living at Soho Lofts in Downtown Jersey City

Soho Lofts Lobby wallA modern and upscale housing stock, energetic and trendy local scene and easy access to Manhattan have all combined to place Jersey City atop the list of most desirable Hudson River waterfront communities for today’s renting public.

Fueling the meteoric rise of this New Jersey Gold Coast city has been a growing movement to escape the aging apartment inventory and high rental prices of mainstay waterfront markets such as Hoboken and head to Jersey City where brand new luxury buildings feature apartments with more space, better amenities, and attractive pricing.

Nowhere is this trend more evident than at Soho Lofts, a collection of 377 upscale apartments in Jersey City’s SoHo West Community, an industrial-inspired neighborhood of loft-style homes, amenities and services being developed by Manhattan Building Company on the Hoboken border.  Over 75% of the rental homes at Soho Lofts have been leased, with more than 30% of its residents moving from areas such as Hoboken, Weehawken, Bayonne and North Bergen.

Lauren Stallone, a young professional who had been living with her boyfriend in uptown Hoboken, typifies the migration to affordable rental luxury at Soho Lofts.

“I was living in an older walk-up apartment on Hoboken’s Washington Street,” Ms. Stallone says.  “The home was in need of serious repair and lacked any sort of convenience.  There was no washer/dryer, no central air and no dishwasher.  It was a small unit with only 550 square-feet of space. We were paying a fortune for practically nothing and it was time for a move.” Continue reading

“Uptown Hoboken has staked its claim as one of the region’s most desirable residential settings for homebuyers seeking urban-inspired luxury, a family-oriented setting and commuter convenience into Manhattan,” says Christopher Mazzola, Development Manager for locally-based Bijou Properties. “VIA Lofts will effectively tap into this market by introducing well-appointed homes with large and open floorplans in a stylish and eco-friendly building that promotes a healthier, more efficient lifestyle.” Continue reading
