Overlook Flats, the high-end rental building in Jersey City’s historic Journal Square, has leveraged its modern homes, world-class amenities and a commuter-friendly location to cement its stature as a preferred residential address in a crowded field of luxury apartments on New Jersey’s Hudson River Gold Coast.
Located at 32 Oakland Avenue and perched above the Jersey City landscape with awe-inspiring New York City views, the striking 16-story building certainly stood out to Matthew Larangera, who had lived as a roommate share in several luxury Jersey City apartment buildings and was looking to strike out on his own.
“I was searching for a modern building with homes that offered washers and dryers and state-of-the-art amenities including an on-site gym,” said Matthew, who was living in a rental building near Jersey City’s Hoboken Border. “I preferred to stay in the Hoboken and Upper Jersey City area and was willing to go as far as Exchange Place.”
With his search criteria set, Matthew lined up tours of an entire set of buildings located in his old neighborhood along Jersey City’s Jersey Avenue. While some had the attributes he was looking for, they came with drawbacks like crowded amenity spaces and less commuter-friendly locations that he couldn’t overlook. While researching other options, Overlook Flats appeared on a Zillow search, prompting Matthew to inquire about the property and consider the Journal Square neighborhood where he knew he would have a better commute to his job center in Newark from upper Jersey City or Hoboken. Overlook Flats is ideally and conveniently situated just a five-minute walk from the neighborhood’s extensive transportation network, including PATH service to lower and midtown Manhattan, Jersey City, Hoboken, and Newark.
“Overlook Flats has better amenities at better value when compared to the surrounding buildings,” he said. “The location helps me out greatly on my commute to Newark. The general PATH access allows for an easy New York City commute and trips. It’s also easier than I originally thought to walk down to Hoboken Avenue and visit friends.”
Matthew rents a one-bedroom home at Overlook Flats, which offers a mix of 297 studios, one-, two-, and three-bedroom residences. Homes feature loft-inspired interiors with nine-foot ceilings (with penthouses offering 12-foot ceilings), luxurious wide plank vinyl flooring, pre-installed living room fans for optimal comfort, and floor-to-ceiling windows that flood each space with natural light. Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while lavish bathrooms boast frameless glass shower doors, quartz countertops, and Delta matte black fixtures.

Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with a variety of homes offering two different color palettes for their kitchens and bathrooms. Homes located on odd-numbered floors will feature a lighter modern palette, while even-numbered floors feature a darker traditional palette, adding an additional layer of allure to the overall living experience.
Homes at Overlook Flats are offered at net effective monthly rents starting from the $2,700s. Limited-time incentives include up to two months’ free rent.
“The island kitchens make for really cool apartments,” Matthew pointed out. “The rooftop deck is obviously mind-blowing. A quality gym goes a long way for all residents, and the Overlook Flats fitness center is awesome.”
The rooftop amenity deck, one of Journal Square’s highest, and modern fitness and training center are part of a comprehensive suite of amenities and social spaces that also includes a pool with a hot tub, chaise lounges, BBQ areas, a kitchenette, and a lounge area with a foosball table and pool table. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground. Indoor amenities are highlighted by a spacious lobby with a double-height lounge and sculptural floating staircase, co-working spaces, a children’s playroom with a parent’s den and a golf simulator. Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully-automated private parking garage.
“There’s value in all the amenities at Overlook Flats and nothing not worth paying for,” Matthew continues. “I’ve enjoyed the fitness center and golf simulator a bunch. I’m hoping to get to the deck more as the weather warms. Outside the property, the neighborhood has a lot of small businesses that are easy to walk to and affordable.”
Overlook Flats is in the heart of the Journal Square neighborhood that’s experiencing a vibrant resurgence with a wide range of lifestyle activities. The renowned Mana Contemporary arts center hosts visual and performing arts programming and exhibitions, and the restored Loew’s Theatre and eagerly anticipated Parisian museum, Centre De Pompidou, will soon be hubs for entertainment and culture. The neighborhood also boasts an eclectic selection of restaurants, bakeries, cafes, shops, boutiques, and community activities. Residents will also enjoy Journal Square’s newest amenity: Food Story Natural Market, a full-service market offering a selection of fresh produce, meats, fish, sushi, and prepared hot and cold foods, recently opened next to the PATH Station.
Overlook Flats was developed by Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers). The Marketing Directors is the building’s exclusive marketing and leasing agent.
